Shrewsbury to Natick – Upcoming Changes to Route 9

So I am sure by now, most of you are aware that the old Spag’s department store in Shrewsbury is being torn down to make room for a huge mixed-use project that that will be called Lakeway Commons and is going to bring stores like Whole Foods and Tile Works along with Restaurants like Starbucks, Burtons Grill and Tavern in the Square.  This project will also consist of 250 apartments and 13 townhouses in the area.
Anthony “Spag” Borgatti, opened the store in 1934 during the Great Depression. He started this small business and turned it into a multi million-dollar business before it was sold in 2002 to Building 19. Building 19 closed it officially in 2013.

In addition to this huge change, we have been reading of some other significant projects that will be taking place in the near future up and down RT9 from Shrewsbury all the way to Natick

  1. The former Rotary Club driving range in Westborough is being turned into a CarMax.
  2. The Tin Alley Grill in Framingham was recently torn down for a new Wendy’s.

Festival of Lights at the Worcester Common Oval – The City’s annual Festival of Lights will take place on Friday, December 4th from 6 to 8 p.m. on the Worcester Common, behind City Hall. This year’s event will feature a visit from Santa Claus, children’s choral performances, a holiday tree lighting, concessions, free hot cocoa, horse-drawn wagon rides and public ice skating.   1. Bright Nights at Forest Park, 300 Sumner Ave, Springfield, Massachusetts 01108
Although Springfield is not Central MA this is one light display you have to put on your list.  “Poinsettia Fantasy” Welcomes Bright Nights Visitors with its colorful display that sets the stage for the rest of the show.  As you drive through, you will enter a number of different displays including the Spirit of the Season, Suess land, letters to Santa, Jurassic World, the North Pole Village and much much more.  Be sure to stop halfway at the Gift Stop and Santas Cottage for some hot chocolate and souvenirs.  As you exit this magical place, you will be sure to mark it on your calendar for years to come.  Bright Nights Opening Night is Wednesday November 25th and will run November 25 – January 3.  Sunday to Thursday – 5PM to 9PM and Fridays, Saturdays and Holidays* – 5PM to 11PM.  They will be Closed November 30 and December 1.  You can check out their website here or visit theirFacebook page for more info

Once all the inspections and approvals are in you will get a “Cleared to Close” announcement from your lender. At this point your agent will book your final walk through as close to the time of closing as possible. The purpose of the final walk through is to make sure the home has been fully cleaned out by the seller and nothing was taken that was supposed to remain. If there are any issues at the final walk through a solution must be found before proceeding to closing.

Title search is the next step once all your contingencies are cleared.  Your attorney will handle this.

Throughout this process your agent would have recommended you hire an attorney. This is an important step as this attorney is going to represent your best interests and make sure they read all that fine print in the hundreds of pages of documentation you will be required to sign. They are also going to work along side a title company to research the properties history and make sure there is no issue with the title search. They will also order a tape survey;

The most inexpensive of surveys. If you are thinking you may put up a fence or add a shed or put in a swimming pool, you may want to request a more conclusive survey- such as a flag or stake survey. They are more costly but you will have to do it anyway so save yourself some money and get it done now.

After negotiations and accepting offers it is now time to work on those contingencies you listed in the offer.
A. Removing Contingencies – Home inspections and research period.
how-to-buy-a-home-step-8-&-9Once your offer is accepted you will move through removing your contingencies. There are many types of contingencies that can be written in to an offer. Your agent may suggest a special contingency prior to home inspection and you will need to handle this first. Special contingencies could be anything from seeing the house a second time to having a specific issue addressed before paying for a home inspection. If there are no special contingencies you will move on to your general home inspection. This inspection is non invasive and should give you a great overview on the entire house. The home inspector may educate you about maintenance items and also point out things in disrepair. They are limited to what they can discuss, they can not give you quotes for work, determine if something is or is not to code but they have a pretty good idea and will point you in the right direction if something appears to be a major concern.
